    About the Role

    Reporting to the Head of Production and Operations, the Facilities Manager is responsible for managing the Theatre's physical assets, building systems, and compliance requirements — ensuring the venue remains safe, functional, and true to its heritage character.

    This is a hands-on and strategically important role. A key early priority will be to finalise and implement a facilities maintenance programme in partnership with Naylor Love, the Theatre's primary contractor, establishing this as an ongoing and collaborative relationship.

    Key responsibilities include:

    • Overseeing preventative and reactive maintenance across all building assets, plant, and equipment
    • Ensuring full statutory compliance including maintaining the Building Warrant of Fitness (BWOF) and all Inspection, Testing and Reporting (ITR) documentation
    • Managing contractors and suppliers, including procurement, quotation, and relationship management
    • Planning and leading capital works projects from scoping through to completion
    • Overseeing building management systems including HVAC, fire, security, and electrical systems
    • Developing and managing operational and capital budgets, with regular reporting to the Head of Production and Operations and CEO
    • Supporting Health and Safety requirements across all building and maintenance activities
    • Scheduling all maintenance activity around the Theatre's event programme to minimise disruption to performances and operations

    This role is 0.8 of an FTE with flexibility around when hours are worked.

    The Ideal Person

    You will bring proven experience in facilities or asset management within a performing arts venue, heritage property, or complex public building. You will have a thorough understanding of New Zealand building compliance, BWOF processes, and ITR requirements, combined with the financial acumen to manage operational and capital budgets effectively.

    A natural relationship-builder, you will be comfortable working with contractors, engineers, council officers, and internal teams alike — balancing heritage preservation with modern building standards and the operational demands of a busy performing arts venue.

    In addition, you will have:

    • Sound knowledge of Health and Safety legislation and contractor oversight
    • Experience managing capital works and maintenance projects end-to-end
    • Statement of attainment in Electrical Testing and Tagging (or ability to obtain)
    • EWP Licence and accredited working at heights qualification (or ability to obtain)
    • Proficiency in the Microsoft suite
    • Strong organisational and problem-solving skills with a proactive approach
    • Excellent communication and interpersonal skills
    • A desirable tertiary qualification in Facilities Management, Building Services, Engineering, or a related field, or equivalent trade background
